What we do

The Real Estate team oversees the portfolio and property management of the University of Rochester’s 12+ million square foot real estate portfolio of leased, owned, and licensed property. This includes property acquisitions and dispositions, leasing and licensing, landlord-tenant relations, lease and other contract compliance, and property and portfolio-level financial management, such as budgeting, expense management, collection and payment of rent, and reconciliations.

Property Management

The Property Management team provides professional Property Management services for the University’s off-site real estate portfolio across Rochester and throughout New York State. This includes medical clinics, office space, storage, and mixed-use/retail developments such as College Town. The team offers comprehensive solutions, including:

  • Coordinating appropriate maintenance and repairs of properties in collaboration with the University’s Facilities team, outside vendors, and property owners
  • Developing and managing landlord-tenant relations
  • Ensuring legal and contractual compliance, including compliance with leases and general tax and insurance requirements
  • Providing property and portfolio-level financial management, including budgeting, expense management, and reconciliations

Portfolio Management

The Real Estate Management team is charged with the overall strategy for off-campus owned and leased properties. The team is responsible for:

  • Facilitating comprehensive real estate brokerage, advisory, and consultation services; including market surveys, land and real property valuations, and location analyses
  • Strategic acquisitions and dispositions of real property assets, including due diligence and evaluation and acceptance of gifts of real estate
  • Evaluation, negotiation, and execution of new leases, renewals, and terminations

Real Estate Finance

The Real Estate Finance team manages the financial operations of the University’s off-campus real estate portfolio, including:

  • Preparing and managing annual property budgets
  • Processing rent, invoices, and vendor payments for property-related expenses
  • Allocating property costs to University departments, including rent, utilities, taxes, and other space and occupancy charges
